The short version
Built an AI-powered engine that evaluates land deals end to end — development mix based on zoning, policy and licence eligibility checks, and multi-scenario IRR/NPV/cash-flow modelling.
The challenge
Evaluating a land parcel meant two days of manual work across zoning rules, state policies (Delhi / Haryana / UP), FAR intelligence and spreadsheet P&Ls — too slow for the volume of deals the business wanted to screen.
The work behind it
- Encoded the policy rule-base and licence-eligibility logic for each state as reusable rules.
- Built a calculation engine for static P&L and dynamic cash flow, with scenario switching for development mix and pricing assumptions.
- Added a location screener to draw a parcel and look up its zone, feeding FAR intelligence straight into the model.
What changed
- A two-day manual process now completes in under five minutes.
- Powers 50+ deal evaluations every month and gives leadership consistent, comparable outputs across deals.
